“We were living in a two-bedroom, one-bath rental in a co-op on the Upper West Side, but had to move out after just one year due to strict board rules. Ah, New York City …” begins designer Jake Poser, who with his partner, August, began their new apartment hunt two years ago.

"I sold most of our furniture from the previous apartment, which meant the thrill of the hunt began again, my favorite part. I wanted the space to feel layered and storied, a reflection of both of our personalities. There’s art leaning casually against the walls, a few plants sprinkled in, and lots of seating for gatherings. We host a 24-person Seder every year!" Jake admits. "Luckily, while we were moving in NYC, my parents were downsizing in South Florida, so I had my pick of some of my grandparents' heirloom pieces. We had a few items refinished in Florida to save on costs, then shipped them up north. They were stripped down completely, new wood finishes, updated fabrics. I’ve always loved them for their sentiment, but now I love them for their look, too. Vintage pieces, whether furniture or art, are my favorite way to bring unique, soulful character to a space."

“We toured six places before we found this one. It was a cold day, and we met separately at the apartment so we could each get a feel for the commute,” Jake continues of the apartment with two bathrooms, 13-foot ceilings, and a “certain charm we couldn’t ignore.”

“From the outside, it wasn’t much — a worn brownstone with little curb appeal. But behind the emerald curtain was a gem of a parlor floor apartment. The moment I walked in, I felt it: this is it,” Jake admits.

Jake says he loves the gallery walls in the home. "While some rooms feature larger collections of artwork, I’m especially partial to the miniature pieces, arranged in a way that offers both us and our guests small moments of joy as they move through the home. Many are thrifted or picked up at places like the Affordable Art Fair; each one brings its own story and sense of discovery."

Being a designer, Jake initially had big plans for the space. He dreamt of “lacquered walls and ceilings in bold color, freshly painted kitchen cabinets, updated fixtures, even a new shower door.” But unfortunately, Jake says their landlord wasn’t open to them doing any major renovations to the 134-year-old space.

"I don’t believe in design rules. If you love it and want to live with it, buy it! Creating a home you love is about collecting pieces over time, not following someone else’s formula," Jake admits.

So Jake and August got creative to add their own personality to the space in more renter-friendly ways: They swapped out the overhead light fixtures in the bedroom, office, and living room. They gave all the walls a fresh coat of Benjamin Moore’s “Super White” paint. And they added in storage “wherever we could.”
