“I moved into this apartment during a period of intentional downsizing,” begins Chloe Livingston, who works in luxury marketing and has a “deep appreciation for thoughtful design, disciplined editing, and everyday beauty.” She’s been renting this 550-square-foot studio apartment in Jersey City for a year.

"Before I moved in, the apartment read as a blank canvas," Chloe explains. "The layout was strong, the finishes were neutral and unobtrusive, and the space felt open-ended in the best way. Aside from the paned windows, track lighting, and dark kitchen cabinetry, there was little that dictated a point of view, leaving room for one to be thoughtfully developed."

“My previous apartment was increasing in rent, and I was actively working to bring my cost of living down, or at least slow the pace of the ever-rising expenses around me. I was viewing other units when this one, not yet listed, was shown to me almost by chance. I am still grateful the agent decided to include it,” she continues.

Chloe has lived in the New York metro area for over 16 years and counts among her interests "running, travel, and fashion," but says her true through line is "curation of spaces, wardrobes, and systems that feel elevated yet livable."

“From the moment I walked in, it felt like an easy yes. The windows and the way the light pours in, the alcove that subtly defines the bedroom, and the hallway that leads you into the main living space all give the studio a sense of openness and flow. I was also drawn to the fact that the kitchen was not a standard white box — a small detail that made the space feel considered and warm.”

The mantel is the oldest piece in Chloe's apartment, something she says is a "slightly random Facebook Marketplace find that has followed me from apartment to apartment. It has become one of those grounding elements that adds weight and a sense of history to every space it lands in."

“There were elements I hesitated over at first — namely, the limited closet space and the original bathroom finishes — but I knew those were things I could work through. What mattered more was the natural movement of the space and the unobstructed views, which include Lady Liberty and the Verrazano Bridge. The sunsets are genuinely breathtaking, and on occasion I find myself pausing to watch planes approach the much-loved Newark airport — a small, grounding ritual I have come to enjoy.”

"I’ve made something of a practice out of refining what surrounds me. In a city where space is precious, everything must earn its place. Each piece in my home and wardrobe is chosen with intention and assigned a clear role, creating environments that feel calm, cohesive, and quietly luxurious rather than cluttered or excessive," Chloe writes. "When time permits, I work with others to design, style, and organize their homes and wardrobes, helping them distill what they love into spaces that function beautifully and reflect who they are. It is a deeply satisfying process — equal parts strategy, aesthetics, and restraint, much like the best luxury brands themselves."

“I have lived in three buildings on this same corner, and there is something special about this little cove of a neighborhood. Between the nearby park and the familiar faces, it has a true sense of community that is increasingly rare.”

Chloe says the bathroom was one of the last spaces she decorated. "Because it sits outside the main living area, I was comfortable letting it wait while I considered how far I wanted to take the transformation and how much of the work I wanted to do myself," she explains. "In the end, I handled the renovation entirely on my own. I laid new tile, color drenched the space twice (the first attempt missed the mark), then replaced the lighting and plumbing fixtures, and finished the room with a series of thoughtful details. It became a lesson in patience and restraint, as well as trusting my instincts. When friends come over, they often tell me it feels like a boutique hotel bathroom, which I take as the highest compliment. My boyfriend, on the other hand, calls it a dungeon, so it is fair to say the mood is not for everyone. That said, I am completely in love with the tile and fully intend to re-create this floor in any future apartment."

“Before this I lived in a one-bedroom, and prior to that a two-bedroom. Moving into a studio has reminded me how much I love the discipline of small spaces. They force you to edit, to question what you keep, and to be intentional about what earns a place in your home. Moving into this apartment last year felt less like a compromise and more like a welcome challenge — one set within a beautiful, light filled space that continues to evolve with me. For now it feels settled, although I have a habit of declaring places ‘perfect’ right before considering my next move.”
